External Description:
The Facilities Engineer II is based on San Diego, CA and is responsible for all maintenance functions related to HVAC systems and associated equipment for Teradata’s Corporate headquarters in San Diego, CA (four building campus, ~500,000 square feet, herein known as “Buildings”) under the direction of the Facilities Lead. This function is required to work on site Monday through Friday and has ‘on-call’ responsibilities (nights, weekends, holidays) in the event of an emergency related to critical HVAC systems.
Responsibilities
- Ensure HVAC systems in Buildings and their associated electrical and plumbing systems conform to all Federal, State and Local Safety requirements and with the Occupational Health and Safety Act.
- Inspect Buildings, and all HVAC building systems and associated electrical/plumbing systems on a regular basis to ensure that these systems are always fully functional and do not become hazardous to building occupants.
- Performs assigned inspections, repairs, emergency and preventive maintenance on all HVAC systems in Buildings.
- Monitors HVAC equipment and systems to ensure proper operation within guidelines and specifications.
- Reports on system performance on a regular basis to Corporate Real Estate management and the local Teradata Facilities team.
- Coordinate repair and routine maintenance of all components of HVAC systems, including chillers, cooling towers, VAV boxes, boilers, pumps, fan-coil units, reheat coils, valves and associated plumbing, electrical and control systems servicing these HVAC systems. Technical HVAC, electrical and plumbing aptitude with knowledge of local codes.
- Demonstrated ability to define problems, collect data, establish facts and draw conclusions, all while under pressure in a mission-critical data center environment.
- Ability to read, interpret, utilize and train on HVAC drawings, manuals, schematics and control circuits related to HVAC and refrigeration systems.
- Participates in minor and major projects ranging from routine maintenance of HVAC systems to larger scale Building HVAC capital improvement projects.
- Plan and establish work schedules, assignments, and maintenance sequences to meet departmental goals.
- Requisition materials, supplies, equipment parts, or repair services as needed to support the Buildings and Teradata’s facilities operation’s needs.
- Ensures that agreed work by vendors has been completed satisfactorily and follows up on any deficiencies until these deficiencies are corrected and completed.
- Seeks to continuously improve Buildings processes, systems, and customer (Teradata employee) satisfaction.
- On call 24/7/365 to support any facility emergencies within the Buildings.
- Maintain effective communications at all levels.
- Other duties as assigned to meet departmental goals including basic carpentry, painting or work with office appliances or other equipment.
Education and Experience
- High school diploma or degree from an accredited institution in HVAC maintenance and/or Facilities Management.
- Basic knowledge of computer hardware and proficiency in office applications (MS Word, Excel, Outlook and Adobe PDF).
- Minimum of 5 years of HVAC technical services experience is required with formal training or commercial experience in HVAC repair and maintenance.
- Working knowledge of HVAC systems (VRF, Critical Facility, Data Center, Central Plant).
- General knowledge of plumbing and electricity is preferred.
- Current HVAC technician license or EPA Universal Refrigerant Certification preferred.
- Must be organized and detail-oriented with the ability to prioritize tasks to meet multiple deadlines.
- Valid Driver’s license required.
- Bilingual ability to read and speak in English/Spanish is highly desirable.
Physical Requirements
- Must be able to lift 25 lbs. and with assistance, items weighing more than 50 lbs.
- Ability to operate the vehicles, tools and equipment required to complete repairs and maintenance including (but not limited to) forklifts, scissor lift, and boom lifts.
- Ability to push, pull, dig, reach, stoop, crawl and climb.
- Ability to maintain balance in and around wet floors, roof tops and other difficult work locations.
